Building For Dallas: An Inside Look at Armonia Apartments

We are excited to have the opportunity to help preserve affordability and create sustainable communities in Dallas. At the end of the fundraising year, with North Texas Giving Day 2024 coming up, we would like to share how we contributed to increasing the housing supply in Dallas, and how we put your funds to use. DCH is leading this charge with our latest development, Armonia Apartments, and we would like to report on our progress. 

Armonia Apartments Overview 

We broke ground on the first phase of Armonia Apartments in 2023. This project will consist of 15 mixed-income multifamily units designed to be affordable for individuals and families earning between 80% and 120% of the Area Median Income (AMI). This mixed-income model creates balance and supports a diverse community where people from a variety of economic backgrounds can live, work, and thrive. 

The development will unfold in multiple phases, adding new mixed-income housing and community amenities to West Dallas. As DCH continues to build out Armonia, the focus remains on maintaining affordability and creating community. Currently, we have the foundations poured and floor plans laid out and the roof has been installed. It is exciting and galvanizing to put donor dollars to work, and see the results in this development. 

West Dallas Development Background 

The development of Armonia in the La Bajada neighborhood is part of our contribution to attainable and affordable housing in West Dallas. This area has experienced rapid growth and is steeped in history. In the early 20th century, the area was a booming industrial hub, attracting workers and their families. As West Dallas's industry declined, the neighborhood suffered, and the community faced challenges from systemic redlining, deteriorating infrastructure, and limited access to housing and opportunity.

With the construction of the Margaret Hunt Hill Bridge, new interest in developing West Dallas and investment growth. Gentrification is pushing property values up and puts pressure on low and moderate-income residents; this is where DCH has been instrumental in the area to provide mixed-income housing to preserve the community and continue to see its residents flourish, instead of become displaced.
