Success Stories
For over 30 years, Dallas City Homes has preserved the culture and identity of neighborhoods
1. Hillburn Hills
Hillburn Hills is a redevelopment effort which began in 1997 when the joint venture acquired the HUD foreclosed apartment complex known as Georgetown I, II, and III. The apartments had originally been built in the early 1950s, and had become a source of blight, crime, and a property devaluation engine for the neighborhood. With the help of a $5.5M grant from HUD, PSJV was able to redevelop part of the 43 acre site for 191 single family homes, and retain 157 rental units. The successful housing development outcomes achieved by PSJV allowed the larger neighborhood to recover its property values and achieve stability.
Dallas City Homes then established a $1 Million housing trust fund to provide home buyer assistance to roughly 50% of the residents in the newly developed neighborhood.

2. Beckley
711 N. Beckley was acquired by Dallas City Homes in 2004. Constructed in 1959, the 6 unit property was in dire need of renovation.
In 2006, the property was converted from six 1 bed/1 bath units to three 2 bed/1.5 bath town home style condominiums. Due to a decline in the real estate market, only one unit was sold. The remaining two units were subsequently rented, resulting in a “fractured” condominium project. In 2016, DCH acquired the condo that was sold.
In 2019, DCH converted 711 N. Beckley into a mixed use, transit oriented development that houses its corporate headquarters and three newly renovated apartments in the highly walkable Bishop Arts District.

3. Flats at Five Mile Creek
Flats at Five Mile Creek was developed and constructed by Dallas City Homes in 2002. Because of the historic lack of development in Southeast Oak Cliff, this development was 100% preleased upon opening
4. Single family
DCH has contributed to the development of more than 400 single family homes through construction, sales and subdivision lot development. It has also administered a $1,000,000 homebuyer assistance program in connection with a subdivision development. Based on 2019 tax assessed values the nearly 300 homes sold between the years 2000 - 2012 have appreciated in value by more than $16,000,000.
